Why the contractor matters more than the product
Foundation repair is one of the few home projects where the person doing the work matters more than the parts they install. What is actually causing the movement — not just what will you install? 5. Is the estimate written and itemized? 6. What does the warranty cover, is it transferable, and who honors it if you go out of business? 7. Can I see references from jobs in my area within the last year? 8. Will you pull permits and coordinate inspections? 9. What happens if you open the wall and find something different? 10. Are you quoting the minimum fix or the maximum?
The answers matter less than the willingness to answer. A contractor who gets impatient with these questions is telling you how the rest of the project will go.
Red flags that should end the conversation
High-pressure 'today only' pricing is the biggest one. Structural problems took years to develop; they do not require a decision this afternoon. Real contractors expect you to get a second opinion and will still be there next week at the same price.
Other red flags: a quote given over the phone without seeing the house, a refusal to put the warranty in writing, a demand for large cash deposits, no proof of insurance, and a diagnosis that jumps straight to the most expensive solution without ruling out cheaper causes like drainage and gutters.
Get at least two written estimates
Always get two or three itemized estimates, and be skeptical of any bid that is dramatically higher or lower than the others — both can mean the contractor doesn't fully understand the job. Compare scope, not just price: a $9,000 quote for eight piers and a $6,000 quote for four piers aren't the same job.
